Pre-Design / Schematic Design TSG begins a new project by becoming acquainted with the Client's needs and expectations. Depending on the project, this can include interviewing executives, staff, maintenance, or any other party affiliated with the building's process. We will conduct planning meetings to understand the scope and requirements. After development of the building program, the preliminary design process begins. This phase results in a physical schematic design for the project. A Schematic Design package will include conceptual floor plans, elevations, and any other drawn information to convey the design intent. Design Development After the Schematic Design Phase is approved by the Client, the Design Development commences. This phase pushes the design further architecturally, as well as explore and solve the structural and mechanical issues. Design Development can involve renderings and a video walk-through of the project digitally. Construction Documents This next phase takes the Design Development a step further, and the Construction Documents for the project delivery are developed. Construction Documents are the final product that is submitted for Permitting and is used for General Contractors to bid on the project. These documents will include fully coordinated design drawings between all disciplines and all necessary details to understand and construct the final design. Bidding The Bidding Phase takes the completed Construction Documents into a project procurement method, which will be determined by the Owner after recommendations from the architect. Construction begins shortly after the Bidding process, which lasts between two and four weeks, depending on the project specifics and complexity. Construction Administration After proposals, or bids, are accepted by the Owner, the construction usually begins immediately. Completed facilities are ready for the owner’s to utilize within about a year, depending on the project size and scope. During Construction Administration, TSG will work with the selected General Contractor to ensure the building is constructed along the lines of the initial design intent. TSG will attend on-site job meetings, approve interior finish selections, and review systems and material submittals from the General Contractor. Overall, we will be the Owner's advocate throughout the design and construction process until the project is complete and you are settled into your new building.
